Goodheart Properties offers Real Estate Consulting Services, to assist in the design, permitting and construction of a personal residence that will serve as your own work of art. Our Consulting Services include any or all of the following:

Finding the Perfect Location

If you do not already own property on Outermost Cape Cod, Goodheart will help you find a magnificent site for your new home. We will identify the best available properties, in your price range; negotiate with the Seller, to help achieve an appropriate purchase price; assist in obtaining financing, as may be required; and even handle the closing. Rick Lavin, Founder and Managing Partner of Goodheart Properties, is a licensed Massachusetts Attorney, as well as a Real Estate Broker.

Designing Your Own Personal Work of Art

Working with Hutker Architects, Goodheart will help you design a home that will blend in with the environment, cater to your personal living needs and include a number of distinct architectural and design elements. Each design is unique, based on the physical characteristics of the site, and the personal preferences of the homeowner. Rena Lipman, a Principal of Goodheart, and Chief of All Things Aesthetic, will help in the selection of everything your home may need, from paint colors, to fixtures and appliances, to doorknobs and other hardware, to the selection and placement of furniture.

Zoning & Permitting

As an experienced Developer and Attorney, Goodheart’s Managing Partner, Rick Lavin, will handle all regulatory approvals required for construction to proceed – including obtaining a Building Permit and, as may be needed, the approval of a Town’s Planning Board and Conservation Commission. Rick successfully defended against the first ever appeal, in the history of the Cape Cod National Seashore, brought by the National Park Service, challenging the issuance of a Town Building Permit to construct a home in the Park.

The Construction Process

Acting as your representative, Goodheart will administer the entire construction process, from identifying, and negotiating with, expert subcontractors and material providers; to formulating and monitoring a project budget and timeline; to working with Hutker Architects to ensure that construction is completed in accordance with the design requirements, using only the highest quality of materials and craftsmanship.
